O14 is a 22-story commercial tower, also known as Swiss Cheese in Business Bay. The building is literally wrapped in a 40cm façade skeleton with 1300 holes. There is a space of 1 meter between the façade and the windows, allowing hot air to rise and cool air to enter from below. The O-14 has been designed with an open concept for maximum space perception. The building has four levels of underground parking. Shops are located on the ground floor.
The building is located in the historical part of the Dubai Creek. The skyscraper has received a number of awards for its unique architectural design, such as the Emporis Skyscraper Award in 2009, the ACEC National Honor Award for Excellence in Engineering Design in 2010, and the Best High-Rise Building in the Middle East and Africa among the best high-rise buildings.
The building has storage facilities, but most of the area is given over to office needs.
